Always someone on the spot
We work directly with owners or with local agencies who manage and take care of the villas. There is always someone you can turn to in case of any problems concerning the property. Approximately 10 days before leaving you will receive the travel documents with a route description to the villa or to the meeting point. At arrival mostly there will be someone present to guide you through the villa and hand over the keys.

At some villas you can decide the arrival or departure day whereby the holiday can be adjusted optimal to your wishes and your available time. Other villas have a fixed arrival and departure day. The minimal rent of our accommodations is one week. During the winter months and in July and August you have take into account a minimal rent of 2 weeks.

If the rental will overlap a period with different week prices, the rental price will be calculated pro-rata in most cases according to the amount of days in every period. Sometimes the week price of a month overlap some days in the previous or next month: the week of the 26 of June till 3rd of July can have the week price of July.

Adjustment at rhythm of life and habits
We expect that you will adjust yourself to the relaxed rhythm of life in Spain. For example if there is suddenly no water running out of the tap in a house on Ibiza, it could be that this house has an empty water reservoir or that the general water supply is overloaded. Also the electricity supply can be disconnected sometimes. Tell the caretake or us directly what the problem is, but don't expect that the problem can be solved at once......especially in high season it can take a day or longer before the water/electricity can be supplied !!!

You have to see it like something that belongs to the atmosphere of the island and we do not accept any responsibility for a "missed" or "lost" day. Use such a situation like a good argument not to stay around the pool but to go to the beach and have dinner outside. Most properties have a pool, so improvise to fill buckets with water out of the pool to flush the toilet. To cook you can buy 5 litre-bottles of drinking-water at every grocer on the corner, something we recommend to use anyway. We don't accept requests for compensation for these kind of "problems" and it can happen in the most luxurious villas.

In some of the houses the tap water can taste salty because it is de-salted seawater. You can use it easily to take a shower or brush your teeth, but don't use the tap water for tea or coffee and use the 5 litre-bottles of drinking-water that you can buy in every supermarket.

Be careful with the use of water because it is very scarce in Spain.
Don't use the washing machine and dishwasher at the same time because the safety fuse can blow out.


High humidity
On the Spanish islands and at the coast of Spanish mainland bed linen or cushions can feel like moist because of the high humidity although everything is clean. In villas directly at the coast you will feel this even more because of the salted air. The salted air causes accelerated corrosion in some villas right at the coast whereby halfway the summer season rust-stains appear in bathrooms and fridges, dishwashers and washing machines even if they were a the beginning of the season in good condition.
Even in the most luxurious villas no cleaning can match that. Equipment that still works good cannot be replaced because of this reason.

About the cleaning
If there is indicated at a house 1x per week cleaning it means that the cleaning will take place on the changeover day and will be considered as a final cleaning if you rent the house for one week. If there is indicated 2x per week cleaning you shall witness during your stay of one week 1x cleaning during your stay (the second time is the final cleaning). At a stay of two weeks you will witness 3x cleaning in between. Daily cleaning means 5x per week including the final cleaning.

Bed linen and bath towels will be changed 1x per week, even if there is indicated a cleaning more often in a week. You can wash the linen or towels in between if you like. Only on places where the floor is free of clothes and luggage will be cleaned by the cleaners.

Despite the fact that the final cleaning is included it is not the meaning that on the day of departure you leave dirty dishes or the garden full of fags or other filth. During your stay you have to deposit your own refuse bags in the containers at the public road. This is not the task of the cleaners. Don't leave the refuse bags outside the villa during your stay because it will attract all kind of animals, which you don't want to be there.

Extra charge for cleaning will be deducted on the departure day with your breakage deposit. Refuse bags should be deposited in the containers at the public road otherwise the caretaker will can charge 50 euros.

The tap water in Spain contains a lot of chalk because of which glasses and cutlery will look very mat and stained after washing. If there is a dishwasher in the villa not every glass will be washed by hand at the final cleaning, so glasses can have a white glow at your arrival.

Breakage deposit
At most of our holiday homes you have to pay a refundable breakage deposit at arrival. After inventory just before departure the deposit will be returned fully when everything is in order. Otherwise the damage will be deducted. At some villas Finca Tours the breakage deposit has to be paid with the final payment. Once you have left the property the deposit will be returned by Finca Tours to your bank account when everything is in order.

If there is a telephone in the property you have to pay a separate breakage deposit. Unless there is a telephone counter, the deposit for the telephone will be deducted after receiving the invoice of the telephone. At most villas there is a good connection with a mobile phone.

If there is no breakage deposit required we assume that things in and around the villa will be treated with respect. In case of damage or malfunctioning please let the caretaker know directly so things can be repaired and paid for straight away. You can arrange an insurance against these possible damages.
